At the end of our agreement we can provide you with several options to choose from, including for us to purchase your property if it aligns with your long-term goals, extend our management services to you, or to simply return the property to you in refurbished condition. WHAT TO EXPECT WITH OUR MANAGEMENT SERVICES:

  • Guaranteed fixed monthly rent for up to 5 years. No late payments or loss of income.

  • A full management service with 0% commission fees. No hidden costs.

  • A 24hr tenant service line- we take care of tenants issues.

YOUR RESPONSIBILITIES:

  1. Ensure that the main features of the building are in good condition. This includes: the exterior/structure of the building, the roof, and that the boiler and electrics are functional.

  2. Ensure that you have the correct insurance for the use of the building (corporate letting of a HMO).

  3. Ensure that you have adequate safety and environmental certificates in place (e.g. Gas safety, Electrical Safety, EPC).

  4. Ensure that you continue to look after your mortgage, if you have one in place.

OUR RESPONSIBILITIES:

  1. We guarantee to pay you the agreed monthly rent and ensure there are no void rental periods.

  2. We fill the property with our professional tenants.

  3. We deal with all tenant issue so you don’t have to.

  4. We ensure all utility bills and council tax bills are paid for.

  5. We maintain the property during the term of contract with regular property and tenant inspections.

  6. We take care of tenant evictions, when required.

  7. We will complete minor repairs to the property for free.

  8. We provide a regular cleaning service to keep your property in optimal condition.
